Dúplex Larrea propone una forma de habitar donde el vacío organiza, ilumina y enriquece la vida cotidiana. El proyecto reúne dos viviendas apareadas en torno a una secuencia de espacios exteriores que construyen gradaciones entre la calle, el acceso, el patio central y el parque.
La arquitectura trabaja sobre una condición precisa: hacer del vacío una materia activa del proyecto. Luz, aire, vegetación y visuales atraviesan las viviendas, ampliando la experiencia interior y construyendo una relación permanente con el exterior.
El patio central es el corazón del conjunto. Su presencia permite que ambas viviendas respiren hacia un espacio común de luz, aire y vegetación, generando una pausa dentro de la compacidad del lote.
Las escaleras, dispuestas en direcciones opuestas, aportan movimiento y ritmo a este vacío interior. Su recorrido transforma el patio en un espacio activo, atravesado por visuales, desplazamientos y situaciones cotidianas.
Este espacio intermedio articula las viviendas sin diluir su independencia: conecta, filtra y preserva la privacidad.
La búsqueda de luz natural estructura buena parte de las decisiones proyectuales. Los vacíos permiten que el sol ingrese en distintos momentos del día, modificando la atmósfera interior y haciendo visible el paso del tiempo.
Aire, sombras, vegetación y variaciones de luz incorporan una dimensión sensible al habitar. Las viviendas encuentran en el exterior una extensión necesaria para enriquecer los espacios interiores y acompañar la vida diaria.
Cada unidad conserva su autonomía, pero ambas participan de una misma estrategia espacial. La condición apareada se organiza a partir de una lógica compartida de accesos, patios, escaleras, expansiones y áreas privadas.
Fachada, materialidad y sistema de vacíos construyen una lectura unitaria del conjunto, clara, contemporánea y doméstica, sin perder la identidad de cada vivienda.
La expresión del proyecto se apoya en una materialidad contemporánea y de fuerte presencia visual. El ladrillo claro, el hormigón y los elementos metálicos conforman una imagen nítida y expresiva, donde llenos y vacíos se articulan para construir profundidad, sombra y privacidad.
El ladrillo aporta textura y escala; el hormigón introduce espesor y carácter; los elementos metálicos construyen un límite permeable hacia la calle. La reja vertical, el retiro y el acceso conforman un frente filtrado, capaz de proteger la intimidad sin clausurar la relación con el entorno.
Architecture works upon a precise condition: to make the void an active matter of the project. Light, air, vegetation and views traverse the dwellings, expanding the interior experience and building a permanent relationship with the exterior.
The central courtyard is the heart of the ensemble. Its presence allows both dwellings to breathe towards a shared space of light, air and vegetation, generating a pause within the compactness of the plot.
The staircases, arranged in opposite directions, contribute movement and rhythm to this interior void. Their path transforms the courtyard into an active space, traversed by views, movements and everyday situations.
This intermediate space articulates the dwellings without diluting their independence: it connects, filters and preserves privacy.
The pursuit of natural light structures much of the design decisions. The voids allow the sun to enter at different times of the day, modifying the interior atmosphere and making the passage of time visible.
Air, shadows, vegetation and variations of light incorporate a sensory dimension into dwelling. The dwellings find in the exterior a necessary extension to enrich the interior spaces and accompany daily life.
Each unit retains its autonomy, but both participate in the same spatial strategy. The semi-detached condition is organised around a shared logic of accesses, courtyards, staircases, expansions and private areas.
Facade, materiality and system of voids build a unitary reading of the ensemble — clear, contemporary and domestic — without losing the identity of each dwelling.
The expression of the project rests on a contemporary and visually strong materiality. The light brick, the concrete and the metallic elements form a sharp and expressive image, where filled and empty volumes are articulated to build depth, shadow and privacy.
Brick contributes texture and scale; concrete introduces thickness and character; the metallic elements build a permeable boundary towards the street. The vertical grille, the setback and the access form a filtered front, capable of protecting intimacy without closing off the relationship with the surroundings.
